Galveston, Texas is a great city to visit for family fun. It was my most recent vacation and I can honestly say that it is probably one of the best ones I have had. There seems to be plenty to do in both cooler and hotter weather but it is primarily outdoors activity so you should try to avoid going when it is raining.

I would have to say the biggest tourist attraction in the area is certainly Moody Gardens. I was actually pretty impressed with the place. It is kind of pricey to get in, but has some unique things to see and do. It costs about $45.00 for a full day pass.

Moody gardens is separated into basically 3 pyramid shaped buildings. The first we visited was the Aquarium. My two year old daughter absolutely loved it. This was probably her most favorite as she found here that she loved fish. You will find yourself spiraling downward through the pyramid seeing beautiful oceanic creatures. From sea lions to penguins, it is very interesting. You even get some hands-on action by being able to touch star fish and sea urchins!

The second part of Moody Gardens was the rainforest pyramid. It was a large glass building with lots of trees and wildlife in it. Sloths, birds, and rare plants make up your lengthy walk through the rainforest. It is absolutely breathtaking as you walk into the place. It appears as though they tried to make it as real as possible to if you were actually walking through a rainforest.

The last part of Moody Gardens we did not get to see much of. There seemed to be a huge demand to see the “Discovery Pyramid”. This place held a new exhibit for artifacts from the Titanic. I believe we read that held some 500 items and legitimate pictures of the worst marine disaster in history. Unfortunately for us, there was at least an hour and a half wait time to just get into the place so opted to pass that up and just go for the paddle boat ride that they also had available to those who purchased the one day pass.

Another great thing we got to do there was see a documentary in a movie theater that was six stories tall and eight stories wide. Although there are several to choose from, we opted to see one on the Grand Canyon. It talked about how man was destroying the area through use of dams and pollution. It was really interesting and particularly kept your interest with it being in 3D and feeling as though you were actually there going through the white water rapids and seeing the breathtaking scenery.

Although Moody Gardens is probably the biggest attraction, it is far from being the only one in Galveston. From the fishing to great seafood there is just a lot to enjoy there. For history buffs and people interested in architecture there is also some interesting older buildings on the eastern side of the island and the main road coming into Galveston, Texas.

the-road greasehouses with slamming screen doors to sit-down restaurants

with beautiful vistas, air conditioning and even (gasp) wine lists. The business

of barbecue rings up over a half-billion dollars annually, a cobweb of

commerce that connects an otherwise diverse, sprawling state with a common

mission: Go forth and seek out good barbecue.

Although you can find good barbecue throughout the South, the Texas variety

is different from that in other barbecue capitals. Texas barbecue means beef

brisket, basted meats, and tomato-based sauce, or sometimes no sauce at all.

The selection varies from pit to pit but in most tradition reigns.

In each region, divided by hundreds of miles, the local barbecue is influenced

by other culinary cultures, from Southern to Tex-Mex to Southwest. Cabrito or

barbecued goat is often served in the western portion of the state while pork or

lamb is a more common offering in East Texas. Cooking styles vary as well. Out

on the West Texas plains, barbecue is usually cooked over a slow fire of

mesquite wood while in Southern and Central Texas pecan and oak are more

common. Farther east, barbecue pits are stoked with hickory. Throughout the

state, meals are served with sides of cole slaw, pinto beans, and spongy white

bread, often on plates of butcher paper. Dessert, if found at all, is usually a

But Texas does have what’s sometimes nicknamed the “barbecue belt,” a

Llano: On the westernmost edge of the barbecue belt lies the community of

Llano. What makes Llano unique among the central Texas barbecue towns is its

cooking style. Most pit masters in this town rely on indirect barbecuing. In a

firebox, wood burns down to coals, then it’s transferred to the main section of

the pit beneath the meat to impart a delicate smoky taste subtler than ordinary

smoking. Don’t miss Cooper’s Old Time Pit Barbecue. From its huge

rectangular pits located by the front door to the dining room lined with loaves

of white bread and jars of jalapeño peppers, this is the real deal.

Taylor: Taylor calls itself “The Barbecue Capital of the World,” home of two

legendary barbecue joints separated only by a parking lot and small road at

their locations on Second Street. Louis Mueller’s is housed in one of the most

authentic barbecue joints in Texas, with an old-fashioned screen door, smoke-

covered walls, and giant fans that provide the only cool breeze on a hot

summer day. Next door, Rudy Mikeska’s serves its equally fine offerings in a

more citified atmosphere. During his lifetime, Rudy Mikeska was the dean of

Elgin: In Texas, the town of Elgin is synonymous with sausage. The small

community, located about 25 miles east of Austin, produces the sausage sold

by many barbecue joints through the state. The best known of Elgin’s smokin’

stops is the Southside Market, probably one of the most recognized names in

Texas barbecue lore. In business since 1882, the market is known for its Elgin

hot sausage, sometimes known as Elgin Hot Guts.

Lockhart: Twenty-three miles south of Austin lies another “Barbecue Capital of

Texas,” Lockhart. The test of a real Texan is to know the correct pronunciation

of the town’s Kreuz Market. No, don’t say “Cruise.” It’s “Krites,” rhyming with

“lights.” Also in town, don’t miss Smitty’s, housed in the building where the

original Kreuz Market was located, and Black’s BBQ, which claims to be the

oldest barbecue house in Texas continuously owned by the same family. Since

1932 the Black family has been firing up these brick pits every day for lunch

and dinner.

Luling: Located east of Austin, Luling is the land of oil wells. No longer a

boomtown, today the barbecue restaurants are the ones producing black gold.

The best known spot in town is the City Market, a no-frills smoky meat market,

with plenty of local atmosphere.

Texas – the Lone Star State. If you like to ride, the exceptional variety of scenery in Texas makes the Lone Star State a favorite among bikers. Altitudes range from 8700 feet down to sea level, and all along the Gulf of Mexico there is the beautiful shoreline stretching for 600 miles. We begin our Texas series in the Hill Country just about 50 miles northwest of San Antonio. Highway 16 ranks as a Top Ten favorite among motorcyclists. From Kerrville, head south on Highway 16 through Medina and ending at Bandera. South of Kerrville, as you head south into the Medina River Valley, you will find Koyote Ranch Resort. At Koyote Ranch you’re as likely to see horseback riders as you are bikers. Dallas is pretty famous for two things. One of those things is the Dallas Cowboys football team, the second wealthiest of all teams in professional sports. It’s also home to the assassination of President John Kennedy, and his final trail, including the Texas School Book Depository, which is now a county building except for the fifth and sixth floors, which are officially known as the Sixth Floor Museum.

Dallas is a city with a lot of financial power. It’s the home of Mary Kay, the Susan G. There are various airlines that travel inside Costa Rica both international, domestic, and even charter flights. The official flag carrier is Lacsa (Lineas Aereas Costarricenses SA), which has been established since 1945 and is based in the country’s major airport in San Jose.

Lacsa operates international scheduled flights to more than 20 major destinations in Central, North and South America. The South Texas Rut can be confusing at best. This geographical area does not have true seasons of the year. It could very well be 90 degrees Christmas morning, which can make the Rut very difficult to predict. To do this and make your hunt more successful you really need some insight on a few determining factors: Weather, Locations in the field, and some Simple Hunting Techniques.

Weather and the Rut come hand in hand. This means that even the first South Texas cool front can bring a doe into estrus. Amount of daylight hours does not play a huge role in the Rut, due to the rapid temperature changes in this geographical area. It could be 95 degrees today and 65 the next and then back up to 90 for a week before the next cool shot. Deer seem to get frisky when it gets cool just like your pet dog. Have you ever noticed that good ole Fido gets really excited and hyperactive when the temperature falls? Therefore, many times the Rut starts in early September and does not end until late December, but it is in spurts.

Due to the erratic conditions, the hunter needs to be a little erratic on sight choice from the early season on. Deer do not stay in one place here. There is just too much open range and smell travels on the South Texas wind like wild fire. Hunters need to start early in mapping there locations and spend a lot of time in the field searching for those ever popular scrapes and rubs. Once found, if starting early enough, one can revisit the sights often. Deer will get used to your scent and find it just as a smell in the environment.

Odors are an easy fix. Popular scent cover products will work, but local vegetation works just as well. Dove weed, milkweed, and ragweed are great cover scents. Rutting deer rely on scent more than any other sense that they have. Boy and let me tell you when 2 mature bucks find each other in what each considers his territory the fur and dirt and grass and brush fly. All of these scents are thrown like caution to the wind. So when using rattling and grunt calling you want to be very vigorous in banging on the surrounding environment; i.e. ground, brush, grass, etc.. Toss these same scents up and watch the results, you will be amazed.

There are several types of limousines available (SUV, stretch limo, party bus, etc.). Choose the type that works best for your occasion, taking into consideration how many are in your party and what your plans are.

In selecting the limousine company, you want to make sure the one you choose is properly licensed and insured. Although it may appear to be less expensive to hire an unlicensed limousine provider, if an accident were to happen and someone in your party were to get hurt, you would have no recourse. You can ask around to representatives from other companies that regularly use limousine services to find out about various limousine companies’ reputations.

Find out if the company has a contingency plan in case the limousine is in an accident or breaks down. If not, then you have two choices. You either have a backup plan in mind or hire another limousine service that you know does have a contingency plan. Conversely, it may be you that has unforeseen problems, so make sure you know in advance what the company’s cancellation policy is.

The cost to rent a limousine can range between $50 and $150. Ask the limousine company what amenities are included in the price. Knowing up front what you are and are not getting eliminates surprises later. Costs can vary based on current demand (such as during prom and wedding seasons). It’s worth checking with your local hotel and airport limousine services because many times you can get a better rate through them.

You’ll want to know up front whether or not the company accepts credit cards. Once the service has been booked ask for a written confirmation to be faxed or sent in the mail. Another critical action you need to take is to make sure you are getting the car you asked for. Just before the event, arrange to see the car and check it out. Is it clean? Does it smell like cigarette smoke? Are you getting an “older” (interpret as less reliable and less comfortable) limousine? Be sure to have all those problems and questions addressed before the time of pickup.

If there are several people in your party, it’s always a good idea to have everyone in your party meet at one location to avoid extra pickup and drop off time. I realize that sometimes this is part of the fun, so use that as a guideline, but realize the cost may go up if the driver has to make extra stops. To avoid any awkward moments between you and the driver, be sure you know the company’s tipping policies. Some encourage it while others don’t. It’s also a very good idea to get the chauffeur’s name and cell phone number to maintain contact and get a hold of them if necessary if the timeline changes and your group needs to be picked up earlier or later.

Policies vary between companies regarding pets. Some allow them while others don’t. If you need to travel with your pet, you’ll want to know this in advance. Also, if you have special needs such as a child seat or handicapped person(s), you’ll want to address this with the company beforehand.

If you plan carefully and ask the right questions while you are still in the selection process, you’ll be more likely to choose the service that best suits your needs and adds a nice touch to whatever event or meeting your are attending.

When playing Texas Hold’em, one of the most important factors to consider is your table position. It is also one of the most overlooked elements in a new player’s game. Your position in poker is where you are sitting relative to the “button”. As the button rotates every hand, so does your position. Whether or not you decide to play a hand and how you play it should always be heavily influenced be your position.

There are basically 4 positions in Texas Hold’em. These are early position, middle position, late position, and the blinds. Most people consider the blinds late position pre-flop and early post flop, but I prefer to list them as their own separate position for the sake of simplicity. Let’s look at the 4 positions and how they should affect your game. Keep in mind, these are fundamental rules and specific circumstances will change the way you play hands in different situations.

Early position in Hold’em is the two positions just to the left of the big blind (BB). This is when you need to be the most careful. Before the flop (first set of community cards) is dealt early position players are first to act. That means that everyone gets to see what you do before they have to do anything. You should petty much stick to playing premium hands in early position. Playing marginal hands here can easily wind up with you trapped in a hand against a monster. I recommend raising with premium made hands (AA, KK, QQ) in early position and raising or limp/re-raising (limping in and re-raising a single raiser) with premium drawing hands (AK, AQ). You should almost always continuation bet the flop unless you know it hit your opponent.

Middle position in Hold’em describes the next two players to act after EP. MP is played a lot like EP, except that you can open up your starting hand selection just a little. Add JJ and suited AJ to the mix here, but be prepared to bow out if things get scary. If an EP player raises, you should fold all but premium hands. If an EP player limps, be careful. He could easily be limping with AK or AQ.

Late position is the player on the button and the player just to the right of the button (called the cut-off position). In Texas Hold’em, late position is king. Here is where you get to open up your game a bit. You can add a much bigger range of starting hands to your arsenal. In fact, if the table folds around to you in late position, you should be raising with any two cards that have good post flop potential. Suited J-10, 88, and suited A9 all start to look really good in late position. You have already seen most of the players act, so you get to use their actions against them. You also get to act after them in the later betting rounds, which gives you an opportunity to outplay them.

One of the most difficult positions to play in Texas Hold’em is the small and big blinds. You already have chips committed to the pot before it is your turn to act and everyone is trying to raise your blind. The g

ood news is that you often have the correct pot odds to call raises, since you already have in the pot. The bad news is that unless you are really really good at playing from the blinds, your position will put you at too big a disadvantage to be able to outplay your opponent post flop. In less you can see a flop cheaply, or have premium hole cards, I would fold.

Texas Hold’em is really all about position. Have a little patience and play according to your position and you can be a winner at the Hold’em table. Good luck!

Americans are very mobile. They are willing to move to new areas that offer well-paid jobs and low cost of living. The US population has a net gain of roughly about 1% annually in the last 30 years to about 301 million people in 2007. However, the increase is uneven, i.e. in some areas the population increases rapidly while some areas the population decreases. As a commercial real estate investor, you want to invest in a growing and/or stable area to capture high rents and potential appreciation. Investing in declining areas may offer strong income now but potential for appreciation is slim and it may be difficult to sell the property later on.

As Americans move around, there are 3 major patterns of migration: from Snowbelt to Sunbelt states, from the coasts to inland, and from big cities to the suburbs. On top of those 3 patterns, there is a demographic impact of the Baby Boomers.

Migration from Snowbelt to Sunbelt States

Snowbelt states, e.g. Michigan, Ohio, and Philadelphia tend to have high concentration of heavy industry: steel, auto, etc. These states have lost jobs due to foreign competition from Asia where the labor costs are much lower. As a result, the population in many Sunbelt states has continued to decline.

Migration from the Coasts to Inland

About 153 million Americans are living within 50 miles from the coastline. They are moving from big cities along the coasts, e.g. San Francisco, San Jose, and Los Angeles. Inland areas in Sacramento, Riverside/San Bernardino counties, Las Vegas, Phoenix, Dallas, Houston, and Charlotte experience very rapid growth. There are 3 main reasons for the migration:

• Many companies and people are moving into these inland cities to take advantage of the lower housing costs and higher quality of living. A software engineer working in the suburb of Dallas will get paid a little bit less compared to working in Silicon Valley. However, his home in Coppell, TX is about 60% less expensive and 2 times the size.
• The San Francisco/San Jose lost about 10% of the high-tech jobs after the dot com bubble.
• The city of New Orleans lost about 50% of its residents after the hurricane Katrina as people moved to higher grounds.

Migration of middleclass from big cities to the suburbs

Within various metros, the high income families tend to move from the cities to the master-planned suburbs looking for newer, bigger homes and better local amenities. This is evidenced in

• Dallas metro: the population is either declining or growing slowly in Dallas within loop 635 while in Plano, Coppell, Keller and Grapevine it is growing rapidly. The people in these suburban towns are also more affluent.
• Houston metro: the population is also declining or growing slowly within Houston. However; in Sugar Land, Pearland, Katy, The Woodlands, and Spring the population is growing rapidly.
• Atlanta metro: the Northern part of Atlanta, e.g. Duluth, Alpharetta, Lawrenceville is experiencing phenomenal growth. The median house hold income in these areas is between $65-110K compared with $25-45K within the city of Atlanta where the population is declining.

The Impact of Baby Boomers

The Baby Boomers consist of about 77.5 million people who were born between 1946 and 1964. During this time, the US population increased by over 50 million people and grew an average of 1.7% annually instead of the typically less than 1%. Starting from the next few years, these baby boomers will be heading toward retirement. One or all of the following will happen:

• Many will move to retirement communities in the Sunbelt states.
• They will realize that (for those who wait till the last minutes) they need another source of income to supplement their limited social security income. They also discover that commercial properties offer strong cash flow which meets their investment objectives. It’s likely that the demand for commercial real properties, especially ones with NNN leases will be even higher in the near future as a result.
• They will need even more medicine. This means Walgreens, Rite Aid, and CVS should do well. They should continue to be good tenants as they always have. The properties they lease should hold value and continue to be in high demand especially in stable and growing areas.

Texas Holdem-the Rules

Texas Holdem-the most popular poker table game, is very simple in terms of the basic rules, yet it takes a lifetime to really master it.

Texas Holdem is played on a single poker table with anywhere between two to ten players. It is possible to win this game by either having the best hand or having everyone else fold up before the showdown. The focus here on this game lies equally on betting as on the cards played. Tournaments have slightly different rules than a regular game. The person dealing the cards deals to his left with the dealer having to deal first, it keeps rotating round the poker table clockwise, where each player is given one card at a time till all players have two cards each. These are called the hole cards.

One hand of Holdem has anywhere between one to four rounds of betting. One hand gets over when either all but one player has folded or when betting rounds have been completed, whichever is earlier. When all players receive their hole cards the preflop betting round starts. Each player needs to decide on his action. Only one player can act at a time. The players are faced with three options, to fold that is putting the card away, to call is to match the amount of the big blind or raise that is to raise the amount of the big blind by doubling the amount. The betting round ends when everyone has had a chance to bet and when all those who have bet have bet the same amount of money. Once the preflop round is over the next one is the flop, thereafter the burn and turn, the river and finally the showdown.
